Loft conversions
Rear dormers, hip-to-gable and rooflight conversions. Steels, floor joists, staircase, insulation to current regs, en-suite plumbed in. Head height checked before you're quoted.
Typical run: 8–10 weeks on site
New build homes
Infill and garden plots taken from foundations to handover — groundworks, drainage, superstructure, roof, services, finishes and Building Control certification.
Typical run: 9–14 months
Full refurbishment
Whole-house strip-outs. Rewire, replumb, new boiler, plaster, joinery, flooring and decoration — sequenced so trades aren't standing on each other's work.
Typical run: 10–14 weeks
Kitchens & bathrooms
Walls out, services moved, floors levelled, units fitted, tiling and second fix. Waterproofing done to the standard you'd want behind your own tiles.

Groundworks & structural
Foundations, drainage runs, load-bearing openings, steel installation, retaining walls, driveways and patios. Calcs from a structural engineer on anything that holds a house up.

A fixed written quote
Priced line by line from the drawings and specification, with what's included and what isn't set out plainly. Variations are agreed and priced in writing before the work happens.
Building Control at every stage
Inspections booked at foundations, DPC, structure, insulation and completion. You finish with a completion certificate — the piece of paper your buyer's solicitor will ask for.
Your house handed back clean
Floors and stairs protected, dust screens up, skips and waste removed weekly by a licensed carrier, and a proper snagging walk-round before we ask for the final payment.
Insurance certificates, structural engineer's calculations and Building Control paperwork are supplied with your quote and at handover. Ask and we'll send them before you commit to anything.

Close enough that the team is on site by half seven and the same trades come back for the snagging. If you're just outside the list, ask — a good job is worth the drive.
